Workshop #3 Structure
1// Planning – Participants were invited to “design” the space via the game of placing blocks (housing, commercial, park, civic, hotel, etc) onto the map, to meet (1) project goals and (2) revenue requirements
2// Modeling – once blocks were placed, WXY input values into a financial model to share whether the plan met the requirements to offset expenses
NOTABLE –
– Placement of Home Port for NYC Ferries directly across from is firm
– Cargo port use (pier 10) to receive significant upgrades and a goal of 50% increase in operation
– Combination of finger piers 9a and 9b (currently in poorest condition) into a Marginal Pier for FlexMaritime use. Cold storage (for cargo operations) will be housed here, and it can support additional operations, such as small boat port activity and / or the Cruise Terminal
– Clustering large housing areas (add’l mixed use) at North and South ends of BMT site
– Significant reliance on housing for revenue to offset expenses, dense housing will be required
